I'm a commercial fisherman fighting the Royal Bank of Canada (RBC Bank) over a $100,000 loan mistake. I lost my home, fishing vessel and equipment. Help me fight this corporate bully by closing your RBC Bank account.

There was no monthly interest payment date or amount of interest payable per month on my loan agreement. Date of first installment payment (Principal + interest) is approximately 1 year from the signing of my contract.
Demand loan agreements signed by other fishermen around the same time disclosed monthly interest payment dates and interest amounts payable per month. The lending policy for fishermen did change at RBC from one payment (principal + interest) per year for fishing loans to principal paid yearly with interest paid monthly. This lending practice was in place when I approached RBC.
Only problem is the loans officer was a replacement who wasn't familiar with these type of loans. She never informed me verbally or in writing about this new criteria.

Here you have it. Finally the government did something to clear up the mess with morgages. Everyone talks about the U.S. style housing and morgages and a variety of unpaid, overdue mortgages. This bubble would burst eventually here in Canada too. On the other hand a stretched 40 year mortgage for young families was not such a bad idea, especially when the families or people were perspective and could afford it. From the economical view, a smart move by the government. With all the prices soaring due to people being able to afford new homes, the market was bound to collapse.

Alltogether. Thumbs up for the restrictions.

I absolutely agree with this list. Most of the buyers should be more rational. Many of them have no specific expectations from their new home and sometimes are easily pushed to buying the first property they see which often leads to disappointment. This all can be prevented if only the buyers followed advices like this list of yours. Cheers, Jay.

Nicely put:"Got to start somewhere." Young families can`t afford expensive living and it`s not just young people but almost half the population. And now that the motgage restrictions have been made, it`s more and more difficult to fing "cheap" living. That price graph you posted is interesting. It truly shows that the buyer now dictates the prices of condos and not the sellers. But how long will it stay that way? I`d really like to know if the prices, that I`ve seen, are really going to continue to drop, or will it just be temporary and the buyers market will again becom a frenzied sellers market.

The "News Release" have been missing ever since ;) Just keep on doing this good work, I look forward to next updates and I` d really appreciate also some more opinions on how the things develop.

Hello Jeffrey ! I enjoyed reading your practical information related to the main questions you scetched out. A complex market research is obviously needed before buying the right house and many other factors have to be considered, indeed. Sometimes even the neighbours matter ;) Being a Vancouver real estate agent myself, I consider those steps essential and so, I think they are to be focused on in this field of business accordingly, in order to provide not only the good quality services, but also to prevent future complications. Good work" Cheers,

I really appreciate your little research about the market based on facts and not just impressions, as well as the possible future prognosis. It is really interesting to analyze market reality this way. Many factors you are writing about forecast optimistic numbers, however, as a Vancouver realtor I consider paying an emphasis on the prices and following their development (which of course will be affected globally) as an innegligable part of analyses, as well.
